Renovations that will Increase the Resale Value of Your Home
Many people are looking into renovations that will help increase the resale value of their home. We want to give you the “dos and don’ts” to increasing the value of your home by doing some minor projects around the house. There are some that will give you the most for your buck while others are nice but won’t do you much when it comes to increasing the value of your home. When it comes to adding value to your home you don’t have to do all the renovations at once but doing them over a period of time will help you to not get so overwhelmed and save up in between each project. The first of the projects that will give you the most bang for your buck is a bathroom remodel. Take the time to strip the bathroom down to the studs. Replace the lighting fixtures and put in beautiful tile flooring, shower, and vanity to spruce things up a bit. Depending on the budget you have, there are many different options when it comes to the layout and type of tile you install. If your master bath is big enough, update your bathtub as well. This will give you some nice equity on your home.
The next best thing when it comes to updating your home is replacing the siding on your home. This can be a costly venture but if you happen to have a hail storm that trashes your siding then you may be able to get the insurance company to pay for it. Of course, that may never happen, so it might just be up to you to replace the siding of your home. The cost might turn you away at first but when you stop and look at the statistic you might change your mind. There is at least a 95% return on the amount you spend. Not to mention that if you go with a bit costlier material you’re able to get over 100% back.
The next two projects won’t increase your resale value as much as the ones we have talked about previously. They can still be beneficial improvements to the home and among the ones that aren’t as expensive because these are projects that you can do yourself, namely, painting and landscaping. They take a bit of work and time but painting the interior of your home and planting some flowers can help. Of course, it’s going to take more than just a couple of planted flowers. If you have mulch, then you’re going to want to get new mulch and if it’s rock then you’ll want to create a beautiful design in your rock bed. Not everyone will have the same taste in design as you so don’t go over board with it. Match the landscaping you see in the neighborhood. Extra features in your backyard are always a nice treat though.
There are a lot of different things that can help increase the resale value of your home. Both projects small and large will help your home if you’re looking into selling your home.
