Summer Maintenance

Summer is the perfect time to do a small home inspection to make sure everything is sealed and working properly. Each season adds wear and tear to a house so it’s important to check certain things around the house each year so that if you’re fixing a problem it will always be a small one and never a big one. Here are some of the most common home items to inspect to ensure that your home is in tip-top shape!

  1. Air Conditioning

Your air conditioning is very important in the summer so it’s good to have it tuned up. This will help keep your AC bill down. When someone comes to do a checkup, they make sure that your refrigerant levels are in the proper place. When the levels are lower it can mean there is a leak in the system which can cause your refrigerant lines to ice up. What is also important during the summer months is to replace the filters every month. If this isn’t done then it can cause a larger AC bill and ice up your refrigerant lines.

  1. Roof

You’ll want to check your roof before the rain starts to ensure that there will be no leaks during this time. You’ll want to spend most of your time around the opening that have certain sealant caulking around it. Over time these can form holes in them and allow water to leak into your home. It’s good to go through the inside of your home and look at the ceiling to make sure that there hasn’t been leaks that you weren’t aware of. If you have a lot of hail in the rainy season it’s good to do another roof inspection after the rainy season has passed.

  1. Gutters

Gutters are an important part of the home. They ensure that water doesn’t come in and settle around your home and the basement. This will cause undue moisture in the basement and lead to problems. Be proactive and make sure to clean your gutters twice a year. One cleaning needs to be between after the leaves have fallen, but before the first snow, and the other is between when trees and flowers have bloomed and early summer. This will enable your homes features to function as they should.

There are numerous things that should be cleaned and checked to ensure you have a properly functioning home with no big unexpected problems coming down the line. Doing these simple three things will help you in the long run. Even if your home is new it’s important to get in the habit of this and then the life expectancy of each appliance will naturally be longer.
